Development Application Assessment – 125 Nancy Ellis Leebold Drive

Aeria Management Group (AMG) has received a development application for 125 Nancy Ellis Leebold Drive, Bankstown Airport (“the Site”), by the proponent Urbis Pty Ltd.

The proposed development would change the use of the Site, which is within the Aviation Zone under the Bankstown Airport Master Plan 2019, from an air freight facility to a distribution centre for last-mile delivery direct to customers.

Given the proposed change of use – including the proposed removal of airside access –  and potential impacts of the development, which are noted below, AMG has initiated a Merit Assessment process that includes formal consultation with our customers, relevant authorities and the broader community.

AMG is not the proponent of nor an advocate for the proposed development, nor have we made a decision in respect of the application. The Merit Assessment process is designed to assist AMG, as the airport lessee company, in making an informed decision about the merits or otherwise of the Development Application.

Description of proposed development and key impacts

The Development Application and supporting documents are available to view via the links below. Copies of the Development Application and appendices are also available for viewing at AMG’s office at 16A Airport Ave, Bankstown Airport (viewing by appointment only).

The documents provide details of the proposed change of use and associated alterations and additions to the existing warehouse and ancillary office buildings at the Site.

The documents also identify and assess key environmental, social and economic impacts of the proposed development, such as:

  • Traffic impacts, including the expected increase in vehicle numbers on Nancy Ellis Leebold Drive
  • Windshear and turbulence impacts
  • Aviation impacts
  • Noise impacts
  • Stormwater impacts

Merit assessment consultation period

In accordance with the Merit Assessment process, AMG has commenced an official period of public consultation, including the publication of details of the Development Application in local and metropolitan newspapers.

The Development Application will be on public exhibition and open for feedback and submissions for 10 business days to 5pm on Tuesday 16 April 2024.
