Altitude Gateway to connect industry, business and families

Aeria Management Group (AMG) is developing a vibrant new destination within Southwest Sydney’s leading logistics estate to support industry, business and the community.

Gateway at Aeria Precinct – home of Altitude premier industrial estate and Bankstown Airport – will feature a new childcare centre to meet the growing needs of local families, along with retail shops and industrial and business facilities to cater for multiple commercial needs.

Gateway the last remaining site within the award-winning Altitude estate, the most centrally located warehouse development of its scale in Greater Sydney, with unrivalled access to major infrastructure routes and a large local labour force.

Project site and scope 
Gateway sits within the Bankstown Airport Commercial Zone, which is designed to promote employment and economic growth via commercial and retail uses, including shops, warehouses and childcare facilities.

  • Lot 5A of Gateway will comprise small warehouse/light industrial units, which will be primarily accessed via Kirby Place to the north of the site
  • Lot 5B of Gateway will comprise retail and commercial land uses and a 60-place childcare centre, which will be primarily accessed via Starkie Drive to the south of the site

Commitment to sustainability 
Sustainability is embedded within the project works and site operations, including the target of 5 Star Green Star certification for all buildings. Sustainability features include:

  • Diversion of 80% of construction and demolition waste from landfill
  • Buildings generating 20% lower carbon emissions
  • Buildings using 15% less potable water
  • Buildings to support 80% rooftop solar panels

Planning and roads 
Gateway is consistent with the approved Bankstown Airport South West Precinct Site Works and Warehouse Major Development Plan, including types of land uses and intensity of development.
Traffic generation will be substantially less than the approved caps under the Bankstown Airport Master Plan 2019.

Project vehicles and trucks will move primarily between Kirby Place and Milperra Road, to localise and minimise any traffic impacts.
Additional measures will be in place to mitigate any impacts to customer amenity, including regular sweeping and washing of roads used by earthmoving and construction vehicles.

Project timing 
Project works are expected to run from August 2024 to mid-2025, including:

  • August-October 2024: Earthmoving works
  • September-October 2024: Realignment of Starkie Drive turning circle to enhance access and amenity
  • October 2024–mid-2025: Construction works
  • March-April 2025: Landscaping and footpath works
  • Mid-2025: Commencement of operations
